Dubai has never had it this good, with investments pouring in from all corners; Dubai is being developed at a frantic pace.

As a result, the Dubai property investment scene is looking even brighter than it did before with the property values shooting up way beyond the ceiling rate.

If you are interested in attractive short-term returns on property investments, then Dubai is where you need to be.

But do take my advice with a grain of salt.

I personally think a bubble exists but have been proven wrong from time to time.

After all the recent hiccups in the United States (and trickling down to most places around the world) with the real estate market it is nice to note that buying into a Dubai property investment is still considered sound.

If you keep track of all the financial news around the world, then you must know that the recent economic crisis in the United States has bottomed out the real estate marker over here.

I am not going to mention any technical terms here but let’s just say that the property values have hit rock bottom over here and are not looking so good as most of the other cities in the world. Dubai seems to have escaped unscathed from that disaster.

The development of Dubai as a whole is on the fast track and with the recent improvements to infrastructure as well as other properties; you will be pleased to note that the property values are fast increasing by the day.

What are Experts Saying?

Dubai has a great climate [not perfect, but great] coupled with the low crime rate as well as the political stability makes it a great place to invest in. According to Morgan Stanley, the supply will outstrip demand sometime by 2010, as a result the property rates are bound to get a little affected then. But nevertheless, in spite of that, the Dubai property investments are as sound as you are bound to get anywhere else in the world.

Morgan Stanley have also mentioned that this negative impact is bound to have very little effect on Dubai as a whole on account of the pace of development that is taking place. The Morgan Stanley price index currently shows the property values in Dubai increasing by as much as 79% since the beginning of 2007, making the Dubai properties a bell-weather investment, one for all seasons.

Of course you do not have to take Morgan Stanley as the last word on this matter, you can always consult the other property magazines or online sites and they will most likely tell you the same thing with quotes from the horse’s mouth. In the end, you will have to make that decision as to whether it is good to invest in Dubai properties or not.

Basically, you can invest in these properties as a short-term investment or a long term one. Short-term investment returns on properties are generally not that good and once the buyer realizes that you are looking for a fast sell, they would be more prone to discount your selling rate.

There is another factor that you should consider when investing in a Dubai property investment; I am talking about the Dubai economy which increased six-fold from 2000 to 2008. Considering all the factors, many experts say that investing in Dubai properties makes perfect sense whether it is for the short term or for the long haul.

Given the economic slowdown (to say the least) that started late in 2008, a lot of the upside arguments on investing in Dubai have calmed down. However, there is still money to be made in Dubai if you know what you are doing.
